24 May Visit a New Construction Home – La Cholla Station, Tucson
This home is the model home of the new community development undertaken by KB Home in the neighborhood of Casas Adobes, between Orange Grove and River, on La Cholla Blvd in Tucson AZ. The location is prime, being in the NW corridor but not too far north. On the contrary, La Cholla Station is close to River Rd and about 5 minutes from I-10, which makes it a stone thow away from downtown. Even during the Tucson Gem Show, there is no problem accessing this neighborhood.
In the video you will notice how bright this single family home is. There are large windows everywhere, and this definitely impacts the quality of life inside the house. The first floor is tiled with a light ceramic tile that’s easy to maintain. The second floor is carpeted. the first floor is an open concept with kitchen, living room and dining space in the same large room. The kitchen is well appointed with stainless steel appliances and a double stainless steel sink. A large pantry and a good number of cabinets ensure there is room enough to stow away the dishes and grocery shopping of a family of five.
The second floor features the master bed and bath, 3 other bedrooms (one is converted into a home office in the model home), and a family room. The laundry room is upstairs too.
The house has a 2-car garage and the lot size depends on the location of your home in the new development.
The new KB Home constructions are energy-efficient. Calculated on the hypothetical energy usage of a family, the energy savings could amount to 1 to 2 months of mortage payments over the course of a year. This is one of the advantages of buying brand-new vs. buying a older home: home builders have become really good at designing and buiding energy-efficient homes.
The Tucson Builder Trade-In Program driven by broker United Real Estate Southern Arizona enables homeowners to strategize the sale or rental of their current (older) home and the purchase of a brand-new construction home under the best possible terms and conditions.
The Builder Trade-in Program is giving home owners the benefit of certain perks and rebates granted to the Program by the home builders, and these perks & rebates would not be otherwise available to the buyers. In many cases, these amount to thousands of dollars of savings on the purchase of a home.
It is important for home owners to avoid discussing directly with a home builder but, rather, to start the discussions with the experienced Realtors® who run the Tucson Builder Trade-in Program. These Realtors know exactly what rebates are available, and they are also experts at strategizing and arranging a double transaction (sale, purchase) to the benefit of the homeowners.
Ultimately, selling and purchasing are both emotional and financial decisions. It is crucial that the financial side of these decisions be thoroughly optimized: an experienced Realtor® is the only professional who can bring the financial engineering and the implementation of a strong strategy to fruition.
